Analyzing Frisco Homes For Sale

Depending on the source you use, there are between 1,000 and 1,300 homes currently for sale in the Frisco Texas real estate market. Realtor.com reports the median listing price for a home in Frisco is around $488,000.

Sometime in the late 1990s, development of the northern Dallas-Fort Worth Metroplex suburbs reached the border of Plano, then rolled into Frisco. It was this spreading development that was the impetus behind the tremendous growth during the next decade. Like a number of other cities in the North Texas area, Frisco is a popular suburban bedroom community of Dallas. Fresco is home to an ever-increasing number of professionals that work in the Dallas-Fort Worth Metroplex.

Prices

Home prices in the Frisco market – due in part to its sheer size – range from the higher end of the spectrum to the more affordable end. Young families and first-time home buyers can often find what they’re looking for in Frisco, and many purchase affordably-priced homes with the goal of trading up a few years later as they’re needs change, when they outgrow their existing home, or when their budget improves as a result of higher earning power. Many of those homeowners can attest to the increase in home values in the Frisco real estate market – and the outlook is for a continued steady increase, making purchasing one of the many Frisco homes for sale a sound investment. Naturally, as we often tell our potential buyers, in real estate – as in life – there are no guarantees, but we’re confident a vibrant market such as Frisco will continue to outperform a number of other real estate markets in the United States.

Let’s take look at some typical price ranges for various sized homes in the Frisco area. For ease of illustration, we’ve taken the liberty in dividing the homes for sale in Frisco Texas into three categories we’ll refer to as “Affordable,” “Mid-Range,” and “Upper.”

As mentioned earlier, despite a median listing price of $488,000, Frisco offers a number of affordably-priced real estate properties. A typical “affordable” home with 3- to 4-bedrooms consisting of 1,750 to 2,500 square feet will likely be listed for sale between $150,000 and $225,000 or higher, depending on location and other factors.

A typical “mid-range” 3- to 4-bedroom home with 2,500 to 3,000 square feet will probably be listed in the $300,000 to $375,000 range, and up. Again, price depends on its location and a variety of other contributing determinations.

Lastly, a typical “upper” end home for sale in the Frisco Texas real estate market can range anywhere from $500,000 to $1 million or more.

Home Styles

The real estate market in Frisco offers prospective homebuyers one of the largest variety of home types available anywhere in the Dallas-Fort Worth area. In addition to a predominant number of detached single-family residences in established and new neighborhoods, Frisco Texas real estate is also comprised of a nice selection of attractively priced condos and town homes. No matter what your preference, we’re confident that you won't be disappointed with the vast selection of Frisco homes for sale.

When it comes to home styles and architectural design, Frisco offers an eclectic mix of popular exteriors and interiors. While the predominant style is what we like to refer to as Texas traditional, featuring limestone and brick combinations with distinctive rooflines and lots of windows, Frisco homes for sale showcase Spanish and Mediterranean influences, as well – and everything in between. The bottom line here is, whatever your design preference, you can probably find it in the Frisco Texas real estate market.

Schools

Prospective home buyers interested Frisco homes for sale will be pleased to know that education is an ever-important focus in the Frisco area. The majority of Frisco neighborhoods fall within the Frisco Independent School District, which has 40 elementary schools, 16 middle schools and 8 high schools. In addition, the Early Childhood Schools is a popular addition and is available for children aged 3-4 who meet all the eligibility requirements for Headstart, Pre-kindergarten, or the Preschool Program for Children with Disabilities.

Shopping

As is the case with other Dallas suburbs, Frisco is a popular retail shopping destination. Highly traveled Preston Road – one of the main traffic arteries in the city – is literally lined on either side with restaurant chains and well-known retail businesses. In addition, a mixed-use planned development called Frisco Square, will likely become the city’s new downtown area. Fresco Square is comprised of more than 250 residential rental units, several restaurants and around 40,000 square feet of commercial office space. The centerpiece, of sorts, is the new City Hall building, public library complex and an open common area popular with residents and visitors. Fresco Square also features a multi-screen movie theater and a new hospital which was completed in 2012.

Jobs

The top employers in Frisco are the Frisco Independent School District, cellular giant T-Mobile USA, Amerisource Gergen Specialty Group, the City of Frisco, Conifer Health Solutions and Baylor Medical Center of Frisco.
