Low inventory signals definite SELLER'S MARKET! What does this mean for buyers?

Total home sales in the past month were up nearly 8% over last year! We have had the highest level of real estate purchases since 2007. These numbers could have been even higher because of the number of people trying to buy but have not due to low inventory.

Buyers are finding it difficult to not only find homes but to get offers accepted as well. Buyers are competing for homes in multiple offer situations. Many homes are selling for ABOVE asking with MULTIPLE OFFERS within DAYS of being listed.

As a buyer, it is imperative to have a Realtor by your side, ready to show you houses and negotiate contracts for you in this fast paced market. With many houses selling within days of being listed, waiting even a couple days to see a house could cause you to miss out on it.

In case you have not yet heard, we are in a great housing market today compared to the last few years. Sellers and Buyers alike, if you are considering buying or selling, interest rates are still at an all time low so now is the time. Lack of inventory has been an issue lately, it is down to 4.4 months supply across the nation ( 6 months inventory is considered " The Norm" ) this will probably not change until spring when people usually get the moving bug. Even with these figures the remaining homes are selling fast. Over 13,800 houses sold yesterday across the nation, 13,800 more will sell today and 13,800 more will sell tomorrow.This is an average number of homes that sell each and every day in this country according to the National Association of Realtors (NAR) latest home sales report.

Not that long ago, you would ride through a neighborhood and wonder what was wrong with it, due to all the For Sale Signs, now you go through that same neighborhood...

The once small town of Burleson Texas, now is ranking forth out of 100 Cities and Towns surveyed throughout Texas, it was chosen as one of the Best Places for Young Families to live and raise a family. The cities and Towns chosen had populations of over 25,000 residents. The criteria for the honor include public school excellence, home affordability and growth and prosperity. " Lower home values and housing costs in Burleson make this the most affordable city in the Top 10". It is hard to find a home in Burleson lasting on the market for more then a week. If it is priced right, it is gone.

All over the DFW area buyers are encountering this problem and are ending up in multiple offer situations. If you are a serious buyer in todays market be ready to buy when you start looking and be ready to offer asking price or better if you want the home. It is a Sellers Market and will continue to be for sometime to come.

Have you considered trying to sell your home on your own without the assistance of a real estate professional, this has been proven in most cases, to not be a good idea.

Many FSBO homeowners believe that they will save the real estate commission by selling on their own, but the main reason buyers look at FSBOs is because they also believe they can save the commission. The seller and the buyer can't both save the same commission. Studies have shown that the typical house sold by the homeowner, sells for $184,000 while the same house sold by an agent can sell for 210,000.

If you are a busy person and do not have the time to be available when someone wants to look, you risk loosing a potential buyer.

When you do find that buyer, then you have to be available for the negotiating, the inspection, the appraisal and whatever other inspector the buyer wants to have check out your home, remember they  are working for the buyer and will be looking for all the negative things they can find....

When is a good time to Buy Your New Home.

What a different housing market we are in now, compared to just a few short years ago.  When sellers were selling their home, they were forced, in most cases to accept offers below asking price and paying closing cost to boot, and in some cases, they gave the buyer anything they wanted just to sell, also interest rates were then at a record low 3% range, which made it a great time for buyers to purchase a home.

Buyers were told at the time that this will not last and if they truly want to buy a home, they had better do it soon, some listened and some didn't.

Well now the tables have turned, interest rates are up to the high 4% to low 5% range. Sellers are getting multiple offers within days of listing their homes and in most cases they are getting more then their listed price.
