West Seventh redevelopment: plenty of eateries

Several mixed-use developments are executing a massive overhaul of the corridor, gradually adding more than 635,000 sf of retail space to the city's Cultural District. The number of restaurants in the area will double within the next year. The SoSeven mixed-use development, located across from Montgomery Plaza, has signed Primo's Bar & Grille and Dom Wine Bistro to open within the 25-acre project. The company also is negotiating with a coffee shop, a French bistro and a hamburger restaurant, and expects SoSeven to include five or six restaurants altogether. The first tenants should open in spring 2009. Meanwhile, Museum Place could include as many as eight restaurants, including the already announced Eddie V's Edgewater Grille. At Cypress Equities' West 7th project, the Dallas-based developer snagged a bevy of Dallas-based restaurants including: Fireside Pies; Tillman's Roadhouse; Patrizio; Fort Worth City Market, a replication of Dallas City Market; and Paciugo, a gelato shop; the yogurt-sandwich shop Yofé; three other restaurants (two uncategorized, one of which is upscale Mexican). Montgomery Plaza continues its leasing efforts with preparations for the arrival of Mac's on Seventh. Combining the old and the new, the West Seventh Street corridor could boast more than 50 dining establishments, including seven sandwich shops, six Tex-Mex eateries, six Italian restaurants and nine places to grab a burger. The incoming president of the Texas Restaurant Association's Tarrant County chapter said many factors will decide the fate of those restaurants, including service, food and, of course, the economy. Developers remain optimistic, focusing their interests along similar business lines: a mix of white-tablecloth and fast-casual dining, and everything in between.
