Keller Texas: Villages of Woodland Springs verses Villages of Woodland Spgs.

When getting ready to list a property on MLS or if you are a buyer doing a search for a particular area. Do you ever thing about how the way the spelling of the name will reflect how many hits you will get from any search. We do hear that words are important in any search and the more words the better the search or the better your listing will get out there to those looking. Well we are all so busy with life we do not always take the time to look at the small details like using abbreviations. 

I was one of those Agents and so to bring it to the attention of other agents that may be in the same boat. Or buyers searching for a particular area, when picking words always spell out the word and also do a search on the abbreviation.

The listing I have is in the Villages of Woodland Springs in Keller Texas 76244.

I put the listing on line and after a couple of weeks of wondering why I was not getting showings, I decided to see what was wrong, the price was right the location is perfect so what was wrong.

To my surprise the problem was as simple as spelling out the word Springs verses using the abbreviation Spgs. Our MLS only allows one choice so do your homework and check to see which spelling has the most listings.

Example: If you search using Villages of Woodland Springs, you will, as of today, get 20 listings. But if you search using Villages of Woodland spgs. you will get 93 listings / choices. This may not be a big deal to the larger group but to the smaller group that does not think to abbreviate Springs they may loose having a lot of their listings seen and buyers doing a search using Springs will loose out on a lot more choices and maybe that perfect dream home they have been searching for.

Well I will be keeping my eyes open for other subdivisions with this same issue and will remember to check out all spelling variations when searching for homes for my clients.
