When selling one of your most important asset; your Home, it is important to focus on increasing your home's value without draining your bank account to update your Home!

Your "Eye on the Prize" in selling your home is "RONA"; Return on Net Assets! The following 8 areas in your home can produce cost-effective updates that will increase your home's value for both you and the next owner of the Home! 

Kitchen is King!

According to an annual national survey of prospective homebuyers, the Kitchen is Numero Uno in space of importance for a prospective homebuyer. Not surprising that 3 of our 8 update areas to increase RONA involve the kitchen space!

     1. The kitchen sink & faucet-  You use it everyday, it is the workhorse of your kitchen. When was the last time you didn't take it for granted! Have a look at it right now, is it chipped, dented,dull or stained? If yes to any or all 4, then it is time to replace it with a new one. Along with the sink, a new faucet will be in order, especially low-flow faucets that look great and can cut water usage by up to 30% is preferrable. GREEN is GOOD!

     2. Backsplashes- One of the easiest ways to transform a Kitchen's look is to add or replace the Backsplash. Many options exist from hand-laid tile to new acrylic overlays that can transform your work surfaces in many cases for less than a $1,000.

     3.Organization/Storage- A primary issue for any buyer is available storage and cabinet organization. This can be as little as $20 up to $500 for organizers to maximize kitchen cabinet and pantry storage as well as closet space throughout the Home. In all cases, a listed home needs to have clean and organized storage space as the unheard question they are asking themselves while touring your home is: Will my stuff fit in this space"!

     Bathrooms

     4.Bathroom Assesories - According to homegain.com, even relatively minor bathroom updates can produce up to a 172% RONA. Modern water saving toilets range up to $250 and are relatively easy to replace with standardized plumbing. New towel bars and rings may be in order and a new bath vanity can add incredible value to a bathroom for a $200-$500 investment.

Exterior - "70% of Resale is Curb Appeal"

     5.Landscapping - A pleasing,vibrant front lawn portrays pride of ownership to a prospective homebuyer and sets the tone of anticipation to see the Inside! If the outside is inviting, "I can't wait to see the inside!" is next in a buyer's mind. Go for plants rather than trees. Trees are more expensive and take longer to achieve the impact you desire. A $200-$400 investment in season flowers or perennials will give you the best bang for your buck.

     6. Front Door - The first thing a prospective homebuyer will see, touch and feel is your front door! A fresh coat of paint or stain will go towards your curb appeal. If a new door is in order, a new energy efficient door in the $150-$500 can see up to a 129% rate of return on your investment!

Interior

     7. Crown Molding - Probably the lowest Bang for your Buck on the list, as Crown Molding can run up to $5 per linear foot but provides that WoW factor that will leave a lasting impression on most homebuyers. Most buyers perceive a home with Crown Molding as being "Custom" to one without.

     8. Paint - A fresh paint job can envigorate a room. Lighter shades are especially appealing as they will make the space look larger. Neutral colors are more preferable to buyers and bold colors can many times keep a buyer from seeing the entire home. Homegain.com suggests up to a 250% gain in RONA with a fresh paint job. At $30 a can, a fresh set of eyes may be your best bet before launching into a major paint project.
